St.Germain & Associates, Sustainable Design Studio and Custom Concepts, Inc. partnered with MER Development to design, permit and construct a new site integrating design and environmental features. Extensive landscaping is planned throughout the site not only to create a comfortable and relaxing atmosphere for tenants, but also to serve as a storm water management system capable of meeting new Maine DEP standards. The new development, 383 on One, will feature 20,000 square feet of high-end retail and office space provided in an attractive building along US Route 1 in
Scarborough
.

Working together, the St.Germain team produced a practical, aesthetic site layout that incorporates under-drained filter beds within parking areas as well as bioretention beds to handle storm water runoff. Unlike traditional detention ponds, the under-drained filter beds utilize landscaping plants in a dual role both for a visually pleasing design and for managing storm water quality and quantity. Careful planning proved highly productive and resulted in a project that met both the developer’s and regulators’ objectives for the site.
All permits have been issued and the project, now under construction, is scheduled for completion by December 2007. Prospective tenants are already lining up for space in what is poised to become one of
Scarborough
’s most desirable locations.
